We’re delighted you’ve chosen to stay with us. Please take a moment to review the following terms to ensure a smooth and enjoyable experience.
Booking & Payments

Deposit
A non-refundable deposit of £75 is required to secure your booking (£100 for school holiday dates). -
Balance Payment
The remaining balance is due no later than 6 weeks prior to your arrival. If payment is not received by this time, we reserve the right to cancel your booking and retain the deposit. -
Linen
Bed linen is available as an optional extra for an additional charge. Guests are very welcome to bring their own. Pillows and duvets are provided as standard.
Your Stay

Pets
Pets are only permitted in designated pet-friendly accommodation. We kindly ask that this is respected to maintain the comfort of all guests. -
Smoking
All accommodation is strictly non-smoking to ensure a fresh and pleasant environment for every guest. -
Occupancy
The number of guests must not exceed the number stated on your booking confirmation. -
Subletting
Bookings are non-transferable and may not be sublet or reassigned to another party. -
Arrival & Departure
Full details regarding key collection and departure arrangements will be provided ahead of your stay for a seamless arrival experience. -
Care of the Accommodation
We kindly ask that the accommodation is left in a clean and tidy condition upon departure. Additional cleaning charges may apply if required. -
Damage & Breakages
Any damage, faults, or breakages should be reported promptly. Charges may apply where necessary. -
Right of Access
The owner or their representatives reserve the right to access the accommodation if required for maintenance or essential purposes. -
Group Bookings
In accordance with Hoburne park guidelines, we are unable to accept all-male or all-female group bookings.
Cancellation Policy
We understand that plans can change, and we aim to be as fair and transparent as possible.

All deposits are non-refundable.

6 to 4 weeks before arrival
25% of the total booking cost will be retained. -
4 to 2 weeks before arrival
50% of the total booking cost will be retained. -
2 to 1 week before arrival
75% of the total booking cost will be retained. -
7 days or less before arrival
100% of the total booking cost will be retained (no refund payable).
Additional Information

All cancellations must be made in writing.

We strongly recommend guests take out holiday insurance to cover unforeseen circumstances.

If we are able to re-let the accommodation for the same dates, we may, at our discretion, offer a partial refund.
Important Notice
Failure to comply with these terms may result in the cancellation of your booking or the termination of your stay without refund.
